India’s senior living sector is growing fast, and two reports published in October 2026 put numbers on it. Here is what they say, and what it means for older adults and their families who are thinking about where to live later in life.
The numbers at a glance
- 166 million Indians are aged 60 or above today, rising to 346 million by 2050 (JLL, September 2026).
- Square Yards’ Senior Living Report 2026 projects the senior living market will reach USD 11.43 billion by 2031.
- India had about 25,050 organised senior living units in June 2026. JLL estimates the country could support around 74,000 units by 2030, needing investment of about ₹73,100 crore.
- Assisted living, for people who need daily help, is less than 10% of organised senior living homes today.
Where it is growing
According to Square Yards, the leading cities are Bengaluru, Hyderabad, Pune and Chennai, with Hyderabad expected to grow fastest. Smaller cities are emerging too: Coimbatore, Tirupati, Haridwar, Varanasi and Ayodhya, often chosen for their climate, lower costs or spiritual connection.
Developers expanding in the segment include Max Group, Pioneer Urban, Ashiana Housing, Primus Senior Living and Manasum, according to analysts quoted by The Federal.
What this means for families
More choice is good news, but the numbers also show a gap. With fewer than 10% of homes offering assisted living, families caring for a parent with dementia, limited mobility or after a stroke may still struggle to find the right support.
If you are considering senior living for yourself or a parent, ask these questions before you decide:
- Healthcare: Is there a doctor or nurse on site, and an ambulance on standby? Which hospital is nearby?
- Accessibility: Are bathrooms, doors and walkways wheelchair-friendly, with grab bars and non-slip floors?
- Care as needs change: Can residents move to assisted care in the same community if their health changes?
- Costs: What are the monthly maintenance and service charges, and how often do they rise?
- Community: What activities, food and social life are offered? Talk to current residents.
