Ashiana Housing, a listed real estate developer and one of India’s best-known names in senior living, has signed a new senior living project in Gurugram. The company told the stock exchange on 29 October 2026 that the project has an estimated sales potential of about ₹1,300 crore.

The deal in numbers

  • Type: joint development agreement (JDA) with the landowner, for a senior living project.
  • Location: Sector 78, Gurugram, Haryana.
  • Land: about 4.41 acres.
  • Saleable area: about 7.25 lakh sq ft.
  • Estimated sales potential: about ₹1,300 crore.

The financial terms of the JDA were not disclosed. The project is at the planning and approvals stage. RERA registration and a construction timeline are still to come.

Ashiana’s senior living business

  • Ashiana had nine senior living projects in Bhiwadi, Chennai, Jaipur, Pune and Lavasa as of August 2025. Senior living was over 30% of its housing portfolio.
  • In August 2025 it bought 22.71 acres in Mahindra World City, Chennai, for a senior living project with about 15 lakh sq ft of saleable area and an estimated ₹1,200 crore in revenue.
  • Its senior living bookings were ₹382 crore in 2024–25. Business news site Whalesbook reported senior living sales of ₹570.2 crore from 569 homes in 2025–26.
  • The company had named Mumbai, Bengaluru and Delhi-NCR as new markets. The Gurugram project is a step into NCR.

Why it matters for India’s silver economy

A ₹1,300 crore project in one of India’s costliest housing markets shows that developers now see older buyers as a large, paying market, not a niche. Each senior living community also creates demand for other businesses:

  • home care, nursing and physiotherapy
  • doctors, diagnostics and emergency response
  • food, fitness, travel and hobby programmes
  • mobility aids, adaptive clothing and safety products

Brands that build for older adults can look at these communities as partners and as places to reach customers.

For families: questions to ask before you buy

  • Is the project registered with RERA? Check the number on the state RERA website.
  • Which care services are included, and which cost extra?
  • What are the monthly maintenance and service charges, and how often do they rise?
  • Is there a tie-up with a nearby hospital, and an ambulance on call?
  • Can the home be resold, rented out or passed on to children? On what terms?
